Project 08 – Garage Conversion to Create Study and Toilet in London Borough of Hillingdon

Detached house in Pinner to have its garage converted. This Change Of Use application involved making the garage into a self-contained study, including a toilet with washbasin. The windows facing the street were in keeping with the windows of the original house. Also to allow access to the outdoors via the front of the house, right next to the porch. Tony surveyed, designed and produced the plans, and submitted the change of use application to the Council.

Project 07 – Loft Conversion In Wing with Staircase

Project 01 – New Bungalow with Single Garage in Upper Clatford

Proposals to demolish a Garage and Build a Bungalow on extra plot of land, with its own garage. The site was in a Conservation Area. There was also a listed structure next to the garage, which had to be demolished. Tony Surveyed, Designed, Specified, Produced Plans and 3D Visual, and Liased With The Council.

Tony has done the survey, design, specifications and plans for over 40 house extensions in London. He also submitted them to the Council for approval. A few examples are below. Tony is an Imperial College Graduate. He completed a four-year degree in Civil Engineering in 1997, and he is also an Associate of the City and Guilds Institute.

What Can I Do To My House? – What The Council Will Allow

Most people want to increase the space in their house, but they do not know what to do. There are three factors to consider:

1. What the Council will allow

2. What will increase the property value

3. What you would like

Clearly there can be a conflict between these three.

Side Extensions – What The Council Will Allow

The first thing that they want to know - Is it semi-detatched or detached?

If Semi-detatched, there are guidances to side extensions – the side which is not detatched of course.

The side extension generally should be set back about 1 metre from the front building line.

The side extension must be a subordinate feature. This setting it back acheives this.

The next consideration is the roof. To make the roof subordinate, it is sometimes hipped. But It can be a gable end if it blends in with the surroundings.

Detatched Houses

Although a house may be detached, it may be one of a series of similar houses in the neighbourhood. Ask yourself, is the next door house identical? This may impact on what you can do on the side.

However, there is less restriction on what you can do on the side of a detached property

Boundary Walls

The question is, do I have to leave a 1 metre gap to the boundary?

It depends on what is the other side of the boundary.

Remember, it is only a Party Wall issue if you are actually doing something to a neigbours wall. If its your wall, this does not apply.

Party Wall agreements come mainly in Loft Conversions where we need to rest a beam on the wall of a neighbours house, for example.
